Terms of Use

Welcome to Tenant Joy™. These Terms of Use (“Terms”) govern your use of the Tenant Joy™ platform, website, and services (collectively, the “Platform”). By accessing or using the Platform, you agree to comply with and be bound by these Terms. If you do not agree, do not use the Platform.

Tenant Joy™ is owned and operated by SF Connect LLC, a Texas limited liability company (“SF Connect,” “we,” “us,” or “our”). We may update these Terms at any time by posting a revised version with an updated Effective Date. Your continued use constitutes acceptance of the revised Terms.

1. Acceptance of Terms

These Terms form a legally binding agreement between you and SF Connect LLC. Your use is also subject to our Privacy Policy. If you do not agree, discontinue use immediately.

2. Description of Services

The Platform provides tools for landlords, tenants, and property managers, including: property listings and marketing; online applications and screening facilitation; lease creation, storage, and electronic signatures; maintenance request workflows; messaging; and online rent collection with payment history dashboards.

No Professional Advice. We are not a law firm, real estate broker, or property management company. The Platform provides self-service tools and general information only. You are responsible for obtaining professional advice where needed.

3. Eligibility

You must be at least 18 years old and able to form a binding contract to use the Platform. By using the Platform, you represent that you meet these requirements and that your use complies with applicable laws.

4. Accounts & Security

You agree to provide accurate information, maintain the confidentiality of your credentials, and promptly update any changes. You are responsible for all activity under your account. We may suspend or terminate accounts for suspected fraud, abuse, or violations of these Terms.

You consent to receive transactional communications (e.g., receipts, notices) electronically. For how we handle personal data, see our Privacy Policy.

5. Acceptable Use

  • No unlawful, fraudulent, deceptive, harassing, discriminatory, or harmful activity.
  • No interference with security, integrity, or performance of the Platform.
  • No reverse engineering, scraping, automated data collection, or rate-limit evasion.
  • No uploading malware, unauthorized code, or infringing/defamatory content.
  • No misrepresentation of identity, affiliation, or property details.
  • Comply with all rental, housing, privacy, and consumer protection laws that apply to you.

6. User Content & License

You retain ownership of content you submit (e.g., listings, messages, documents, photos). You grant SF Connect a worldwide, non-exclusive, royalty-free license to host, store, reproduce, and display such content solely to operate and provide the Platform and as otherwise permitted by you (e.g., publishing listings).

You represent that you have all rights necessary to submit the content and that it does not infringe, misappropriate, or violate any third-party rights or laws.

7. Subscriptions, Payments & Refunds

Some features require paid subscriptions or per-use fees. Payments are processed by third-party providers. You authorize us and our processors to charge your payment method for fees, taxes, and applicable charges. We may change pricing with notice; changes take effect on the next billing cycle unless otherwise stated.

Auto-Renewal. Subscriptions automatically renew for successive periods unless canceled in your account settings before the renewal date. You can cancel at any time; cancellations take effect at the end of the current term.

Refunds. Fees are non-refundable except where required by law. Chargebacks or payment disputes may result in suspension of access.

8. Screening, E-Signature & Legal Notices

Screening. Where requested, tenant screening may be facilitated through a consumer reporting agency (CRA). Screening is subject to the Fair Credit Reporting Act (FCRA) and applicable state laws. Landlords are responsible for providing required adverse action notices when applicable.

E-Signatures. We support electronic signatures and records in accordance with the U.S. E-SIGN Act and the Texas Uniform Electronic Transactions Act (UETA). By using e-signature features, you consent to conduct transactions electronically and to receive records electronically.

Notices. We may send legal and transactional notices electronically to the email associated with your account.

9. Fair Housing & Legal Compliance

Users must comply with the federal Fair Housing Act and applicable Texas fair housing laws. Discriminatory advertising, screening, or rental decisions are strictly prohibited. You are solely responsible for ensuring your listings, criteria, and actions comply with all applicable laws.

10. Intellectual Property

The Platform, including software, text, graphics, logos, and trademarks (including Tenant Joy™), is owned by SF Connect or its licensors and is protected by law. Except for the limited rights expressly granted to you, no rights are transferred. Do not copy, modify, distribute, or create derivative works without written permission.

11. Copyright Complaints (DMCA)

If you believe content infringes your copyright, send a notice with (a) your contact info, (b) identification of the work, (c) the allegedly infringing material and its location, (d) a statement of good-faith belief, (e) a statement under penalty of perjury that the information is accurate and you are authorized, and (f) your signature. 12. Third-Party Services

The Platform may link to or integrate third-party services (e.g., payment processors, CRAs, e-signature tools). Your use of those services is governed by their terms and privacy policies. We are not responsible for third-party content, products, or practices.

13. Disclaimers

THE PLATFORM IS PROVIDED “AS IS” AND “AS AVAILABLE.” TO THE MAXIMUM EXTENT PERMITTED BY LAW, WE DISCLAIM ALL WARRANTIES, EXPRESS OR IMPLIED, INCLUDING MERCHANTABILITY, FITNESS FOR A PARTICULAR PURPOSE, TITLE, AND NON-INFRINGEMENT. WE DO NOT WARRANT UNINTERRUPTED OR ERROR-FREE OPERATION, OR THAT DEFECTS WILL BE CORRECTED.

14. Limitation of Liability

TO THE MAXIMUM EXTENT PERMITTED BY LAW, SF CONNECT AND ITS AFFILIATES, OFFICERS, DIRECTORS, EMPLOYEES, AND AGENTS WILL NOT BE LIABLE FOR INDIRECT, INCIDENTAL, SPECIAL, CONSEQUENTIAL, EXEMPLARY, OR PUNITIVE DAMAGES, OR FOR LOST PROFITS, LOST DATA, OR BUSINESS INTERRUPTION, ARISING OUT OF OR RELATED TO YOUR USE OF THE PLATFORM.

OUR TOTAL LIABILITY FOR ANY CLAIM RELATING TO THE PLATFORM WILL NOT EXCEED THE GREATER OF (A) THE AMOUNTS YOU PAID TO US FOR THE SERVICE AT ISSUE IN THE THREE (3) MONTHS BEFORE THE EVENT GIVING RISE TO LIABILITY, OR (B) ONE HUNDRED U.S. DOLLARS (US $100).

15. Indemnification

You will defend, indemnify, and hold harmless SF Connect and its affiliates, officers, directors, employees, and agents from any claims, damages, liabilities, costs, and expenses (including reasonable attorneys’ fees) arising out of or related to: (a) your content; (b) your use of the Platform; (c) your violation of these Terms; or (d) your violation of any law or third-party right.

16. Termination

We may suspend or terminate your access at any time with or without notice for any reason, including violation of these Terms. Upon termination, your right to use the Platform ceases immediately. Sections that by their nature should survive (e.g., IP, payments, disclaimers, limitations, indemnity, governing law) will survive termination.

17. Governing Law & Venue

These Terms are governed by the laws of the State of Texas, without regard to conflict-of-laws principles. You agree that the exclusive venue for any action shall be the state or federal courts located in Harris County, Texas, and you consent to their personal jurisdiction.

18. Miscellaneous

Entire Agreement. These Terms, together with the Privacy Policy, constitute the entire agreement between you and SF Connect regarding the Platform.

Severability. If any provision is found unenforceable, the remainder will continue in full force and effect.

Assignment. You may not assign these Terms without our prior written consent. We may assign these Terms in connection with a merger, acquisition, or sale of assets.

No Waiver. Failure to enforce any provision is not a waiver of our right to do so later.
