SF Connect LLC (“SF Connect,” “we,” “us,” or “our”) respects your privacy and is committed to protecting your personal information. This Privacy Policy explains how we collect, use, disclose, and safeguard information when you visit or use the Tenant Joy™ platform and related services (the “Platform”). By accessing or using the Platform, you agree to this Privacy Policy. This policy is intended to comply with applicable U.S. laws, including those in the State of Texas.
1. Scope & Controller
This policy applies to the Tenant Joy™ website, web app, and related tools we operate. SF Connect LLC is the entity responsible for determining the purposes and means of processing personal information collected through the Platform. We are based in Texas, USA.
2. Information We Collect
2.1 Personal Data You Provide
Name, email address, postal address, phone number, date of birth, government-issued identifiers (if required for identity verification or tenant screening), and other information you submit (e.g., rental applications, messages, documents, signatures).
2.2 Financial & Subscription Data
We collect limited billing details necessary to process rent payments or subscriptions. Complete payment card data is handled and stored by our third-party payment processors in compliance with PCI-DSS. We do not retain full card numbers.
2.3 Device & Technical Data
IP address, device identifiers, browser type, operating system, referring URLs, pages viewed, links clicked, access times, crash logs, diagnostics, and similar usage analytics. If you enable location services, we may receive approximate location for security and operational features.
2.4 Third-Party & Integrated Services
With your permission, we may receive data from background check providers, identity verification services, property data sources, or social login platforms (e.g., Google). Those providers’ privacy terms also apply.
2.5 Sensitive Data
We do not seek to collect sensitive personal data unless necessary for a lawful purpose (for example, identity verification or tenant screening) and as permitted by law. Where required, we obtain your consent before processing sensitive data.
3. How We Use Information
Register, authenticate, and manage user accounts.
Enable communication and transactions between tenants and landlords.
Process rent payments, subscriptions, and provide receipts.
Facilitate tenant screening, identity verification, and document workflows you request.
Provide customer support; detect, prevent, and address fraud or abuse.
Operate, analyze, and improve the Platform (including diagnostics and analytics).
Send important administrative and legal notices. With your consent or as permitted, send product updates and offers (opt-out anytime).
Comply with applicable U.S. and Texas laws and enforce our Terms.
4. Disclosure of Information
4.1 Vendors & Service Providers
We share information with hosting providers, payment processors, communications and analytics services, document/e-signature tools, identity and screening providers, and similar vendors that process data on our behalf under contractual safeguards.
4.2 Legal, Safety, and Compliance
We may disclose information to comply with law, court orders, or legal processes; to protect the rights, property, or safety of SF Connect, our users, or others; and to detect and prevent fraud or security incidents.
4.3 Business Transfers
If we explore or complete a merger, acquisition, financing, reorganization, or sale of assets, information may be transferred to the new controlling entity subject to this Policy.
4.4 With Your Direction
We disclose information when you ask us to—e.g., when submitting a rental application to a specific landlord, or connecting a third-party integration.
5. Cookies & Tracking Technologies
We use cookies, web beacons, and similar technologies for authentication, security, preferences, analytics, and personalized content. You can manage cookies in your browser settings; some features may not function correctly if certain cookies are disabled.
Third parties may collect information about your activity on the Platform over time for analytics and, where applicable, advertising. Those third parties have their own privacy policies and controls.
6. Security
We implement administrative, technical, and physical safeguards designed to protect personal information, including encryption in transit, firewalls, access controls, and least-privilege practices. No system is completely secure, and we cannot guarantee absolute security.
If a security incident involves your personal information, we will provide notices as required by applicable law, including Texas law, which may require notifying affected individuals and, where applicable, the Texas Attorney General.
7. Data Retention
We retain information for as long as reasonably necessary to provide the Platform, fulfill the purposes described above, comply with legal obligations (including applicable recordkeeping under Texas law), resolve disputes, and enforce agreements. When no longer needed, we delete or de-identify information in accordance with our retention practices.
8. Children’s Privacy
The Platform is not directed to children under 13, and we do not knowingly collect personal information from children under 13. If we learn that such information has been collected, we will delete it promptly.
9. Do-Not-Track & Browser Controls
Your browser may offer settings or signals (such as “Do Not Track”) related to online tracking. We will honor applicable browser-based opt-out mechanisms where required by law and continue to evaluate industry standards as they evolve.
10. Your Privacy Rights (Texas TDPSA)
If you are a Texas resident, the Texas Data Privacy and Security Act (TDPSA) may provide you with certain rights, subject to verification and applicable exceptions:
Confirm & Access: Know whether we process your personal data and access it.
Correct: Request correction of inaccuracies in your personal data.
Delete: Request deletion of personal data you provided or that we obtained about you, subject to legal exceptions.
Portability: Obtain a copy of your personal data in a portable and usable format.
Opt-Out: Opt out of targeted advertising, the sale of personal data (if any), and certain profiling with legal or similarly significant effects.
To exercise these rights, email support@tenantjoy.io with the subject line “Privacy Request.” We will verify your request and respond as required by law. If we deny your request, you may appeal by replying to our decision with the subject “Privacy Appeal.” If your appeal is denied, you may contact the Texas Attorney General as permitted by law.
11. Background Checks & FCRA Notice
When requested by a landlord or required for a rental application, we may facilitate tenant screening through a consumer reporting agency (CRA). Where applicable, the Fair Credit Reporting Act (FCRA) governs these reports. You authorize the collection and sharing of your information with the CRA when you submit a screening request.
If a landlord or SF Connect takes an adverse action based in whole or in part on a consumer report, you will receive the legally required notices, including the CRA’s contact information and instructions for obtaining a free copy of your report and disputing inaccuracies.
12. Payments
Payments on the Platform are processed by third-party payment providers. We receive limited information necessary for records (e.g., last 4 digits, card brand, transaction amount, timestamps). We do not store full payment card numbers, CVV, or magnetic-stripe data.
13. International Users
The Platform is operated in the United States. If you access it from outside the U.S., you understand that your information may be transferred to, stored, and processed in the U.S. or other countries with different data protection laws than those in your jurisdiction.
14. Changes to this Policy
We may update this Privacy Policy from time to time. The “Effective Date” above will reflect the latest version. Material changes will be posted on this page. Your continued use of the Platform after an update constitutes acceptance of the revised Policy.
